Who We Are
Kieran Healy has been inspecting properties in the Bay Area for over 15 years. He previously worked as a residential General Contractor. He holds his California B-1 General Building Contractor's license and an Operator license with the California Structural Pest Control Board. He is from Ireland and has been in San Francisco for over 25 years, working in the construction and inspection business.
Jim Hicks has been inspecting properties in the Bay Area for over 35 years. He holds his California B-1 General Building Contractor's license and an Operator license with the California Structural Pest Control Board. He is a native San Franciscan and has extensive knowledge of homes in San Francisco and the Bay Area.

Property Inspection
A property inspection (also known as a home or contractor’s inspection) is an objective visual examination of the physical structure and systems of a single family house, condo, or multi-unit building, from the roof to the foundation. Having a home inspected is like giving it a physical check-up. The home inspector will review the condition of the home’s exterior, interior walls, ceilings, floors, windows and doors, heating, plumbing, and electrical systems, the roof, attic, foundation, substructures, and the overall site conditions. We provide a thorough written report within 2 business days of the inspection.

Pest Inspection & Treatments
A pest or termite inspection is a visual inspection of the readily accessible areas of a home for evidence of wood-destroying insects (termites and wood boring beetles) and wood-destroying organisms (fungus and dry rot). The inspector will visually inspect the entire interior, exterior, basement or crawlspace of a home.
Depending on the pest inspection findings, we offer remediation treatments in accordance with the standards set by the California Structural Pest Control Board.

Thermal Imaging
Thermal Imaging can detect minute variations in temperature within your home which can reveal hidden problems not detectable with the naked eye, like water leaks and electrical hot spots. A professional home inspector, equipped with a thermal imaging camera and who is properly trained and certified in it’s use, can inspect targeted potential problems within a property. Thermal Imaging is often used to determine if radiant heating systems are functioning properly.

Moisture Penetration Inspection
A moisture penetration inspection involves inspecting your home for excessive moisture conditions from both the interior and exterior of the structure. We perform a visual inspection using our years of experience, as well as utilizing the latest in technology. A non-invasive, radio frequency moisture meter is used to check moisture content and to further evaluate areas of interest.
